At Elite Home Inspections we are up front and honest with our pricing. These are our standard home inspection fees, no hidden fees or additional charges. Elite Home Inspections will never try and up-sell or add-on “extras”. Our customers will receive our very best effort regardless of how big or small the home. You will never pay more than the price you find listed here.
We strive to provide the fairest pricing possible for all of our clients. Therefore, all of your home inspection costs will be based on the age and square footage of the home. Some inspectors base their costs on the sale price of the home or on the number of rooms. However, in my opinion this is a disservice to their clients. Sale prices are driven by location, amenities in the home, and most importantly the realtor trying to get the most for their client! It doesn’t make sense that a home in an upscale area with hardwood flooring and granite countertops would pay a higher inspection fee than the same size house located in a lower income area with carpeted floors and laminate countertops. It also isn’t fair to base the inspection fee solely on the number of rooms since room size can vary greatly from home to home. Again, it doesn’t make sense that a 10 x 10 bedroom would cost the same to inspect as an 18 x 25 master suite.
My fee structure for a standard home inspection
is simple and straight forward:
- Less than 1000 sqft: $275
- 1001 to 2000 sqft: $315
- 2001 to 3000 sqft: $340
- 3001 to 4000 sqft: $375
- 4001 to 5000 sqft: $400
- Over 5000 sqft: Request a quote
- Homes 50 years old or more: + $50
Possible additional home inspection costs (if applicable):
(these are outside of the scope of a standard home inspection)
- Inspect unattached out building under 750 sqft: $75
- Inspect unattached out building over 750 sqft: $125
- Inspections 30 miles or more from my office: $0.50 per mile
